Project Priorities & Benefits
 

6909 Ryan Drive is a 5.5-acre property uniquely located across from a CapMetro Rail station and close to a CapMetro Rapid bus line, which would allow potential future residents alternative transportation options.  Since 2018, community members near the site have been very involved in shaping priorities for its redevelopment goals. The following priorities have consistently been identified:  

  • affordable housing 
  • park space 
  • connectivity to transit 
  • neighborhood amenities serving the Crestview Neighborhood

 

Project Background & Evolution

6909 Ryan Drive was formerly used by Austin Energy. Plans for redeveloping the site began in 2020. A development partner was chosen through a solicitation process, however, that partnership ended in July 2023 due to changes in the market conditions. The property was transferred to the Austin Housing Finance Corporation (AHFC) to issue a solicitation for a new development partner.  For more information about the previous solicitation and engagement for the site, please visit http://www.austintexas.gov/department/6909-ryan-drive. What has changed?
A shift in market conditions led to needed changes in the development conditions for this project. Updated requirements for the site were included in the solicitation for a new development partner. These requirements included more affordable units and serve a broader range of incomes. Specific changes (as well as what is staying the same) are captured in the chart below.

Request for Qualifications opens

February 21 - March 20, 2024

Affordable housing developers are invited to submit their qualifications in consideration of becoming the partner for this project.

Public evaluation of submissions

April 1 - April 14, 2024

Following the close of applications, the public will have the opportunity to comment on the final candidates. A survey will be added to this SpeakUp Austin page at that time.

Selection of development partner

May - November 2024

The AHFC Board (City Council) will select a development partner in May. Development Partnership documents will be finalized and executed by August.
